We know how a hotel works from the inside, and we bring that knowledge into the design process. We work with investors and architects at an early stage, combining an operational perspective with thinking about the guest experience. Because every square metre should work – for the guests and for the business.

Design mistakes are the hardest and most expensive to fix. Bringing in an operational expert at an early stage helps avoid costly compromises later. It is the difference between a property where the team fights a dysfunctional layout every day and a hotel that works – for the guests and for the staff.

In the design process we act as a hotel consultant for the architecture practice and the interior designer. We answer questions about operational flows, back-of-house layout, technical standards, workstation ergonomics, F&B requirements and the integration of hotel systems. Our role does not end at the early sketches – we accompany the project all the way to the construction documentation and the equipment decisions.

our consulting.

We agree the scope of consulting individually with the client – for the project stage, the scale of the property and the role we play in the design team. Below are the most frequently chosen elements of the collaboration.

  • Functional layout review

    Assessment of the property's entire functional programme – from the lobby, through rooms, dining, wellness and conference zones, to the technical and administrative back-of-house.

  • Assessment of guest zones and circulation

    Analysis of guest flow, optimisation of reception visibility, circulation routes, lifts, staircases and separation from BOH.

  • Kitchen and F&B areas organisation

    Layout of the main kitchen, satellite kitchens, stores, the pass and restaurant backstage. Consultations with the head chef and F&B manager.

  • Operational efficiency analysis of the design

    Assessment of the design for running costs – energy, cleaning, housekeeping, maintenance. m²/room, m²/FTE, m²/F&B indicators.

  • Technical standard and hotel systems

    Requirements for PMS, POS, BMS, ACS, IT and in-room automation. Advice on selecting solutions and integrating systems.

  • Collaboration with the architecture team

    Accompanying the project at every stage – from concept, through the building design and detailed design, to the FF&E and OS&E documentation.

Diagnosis

Meeting with the investor and design team. Review of input materials, defining the scope.

Analysis of the current state of the design, identification of areas for optimisation, a list of questions and recommendations.

Joint work with the design studio on selected topics – BOH, F&B, rooms, wellness zone.

Ongoing support for the design team – answering questions, reviewing successive design versions.

Final supervision

Review of the construction documentation, FF&E and OS&E briefs. Accompanying the project to the equipment decisions.

Do you replace the architect?

No. Studio Alpina is not an architecture practice and does not design buildings. We act as a hotel consultant for the architecture practice, the interior design studio and the investor. Our value lies in bringing an operational perspective.

At what stage of the design is it worth stepping in?

Ideally – as early as possible, preferably at the architectural concept stage, before the building design is produced. Modifications are then cheap and easy to introduce. We also help during the detailed design and before equipment (FF&E) decisions.

What is the form of the collaboration?

It depends on your needs. We can work ad hoc (specific questions, a thematic workshop), on a retainer (regular consulting throughout the project) or in a full hotel supervision mode over the project (from concept to FF&E).

Do you work with the interior designer?

Yes. We advise the interior designer on ergonomics, room functionality, hospitality standards (housekeeping, F&B and maintenance requirements) and in the dialogue with the investor over the FF&E and OS&E brief.

What exactly does the design studio receive?

Concrete guidelines and recommendations – in the form of workshop notes, functional diagrams, checklists and technical briefs. All in a mode of working with the design team, not auditing from a distance.

Do you also deliver projects outside Poland?

Yes. We handle most of our projects in Poland, but the Studio Alpina team gained its experience in international chains. Working languages: Polish, English, German, Italian.
